Home Insurance in the Northern Territory
The Northern Territory has the highest average home and contents premium in the country, at $5,340 a year combined โ made up of about $4,749 for building and $933 for contents.
Why the NT Is the Most Expensive State to Insure
Darwin and the broader Top End sit in one of the highest cyclone-risk zones in Australia, with a well-documented history of severe cyclone events. That risk, combined with a smaller, more concentrated insurance market with fewer competing insurers than the eastern states, keeps average premiums well above anywhere else in the country.
The Cyclone Reinsurance Pool
As in North Queensland, the Australian Government's Cyclone Reinsurance Pool is aimed specifically at reducing cyclone-risk premiums in the NT over time โ it's worth asking directly whether a quoted premium reflects it, since the benefit doesn't apply uniformly across every insurer.
What to Check Before Buying in the NT
- Ask explicitly whether the insurer participates in the Cyclone Reinsurance Pool
- Check the cyclone/storm excess separately from the standard excess โ it's often meaningfully higher
- Compare more than two or three insurers here specifically, since the smaller local market means pricing varies more between providers than in bigger states
